Do I need a Legionella Risk Assessment?



The simple answer is yes you do!

The following is taken from the HSE website;


"The law states that if you are a landlord and rent out your property (or even a single room at home) you have legal responsibilities to ensure the health and safety of your tenant(s) by keeping that property safe and free from any hazards to the health of the occupiers.


The practical and proportionate application of health and safety law to landlords of domestic rental properties is that whilst there is a duty to assess the risk from exposure to Legionella to ensure the safety of their tenants, this does not require an in-depth, detailed assessment.

What is Carbon Monoxide (CO) poisoning?

Gas appliances which are unsafe or poorly maintained can produce the highly poisonous gas, carbon monoxide (CO). Why do I need an Energy Performance Certificate?


It is a legal requirement that all residential and commercial property within the UK that is available to either purchase or rent must have a valid Energy Performance Certificate (EPC). If you are selling your home the EPC must be valid for the entire marketing and conveyancing timescale. 

The EPC will show the potential costs involved for lighting, heating and hot water at the property and also the buildings energy efficiency in the form of an A - G graph here A is he most efficient and G the least.
